An initial consultation and rate review are free. In most cases the broker is compensated by the lender, not by you — and I disclose exactly how I'm paid before you commit to anything.
Your bank can only offer its own products. As an independent broker I compare many lenders at once, so you see competing options side by side instead of a single take-it-or-leave-it rate.
The first conversation and estimate use a soft review that does not affect your score. A hard credit check only happens later, with your permission, when you're ready to move forward.
It depends on the loan program and your goals — some buyers put down as little as 3–5%, others choose 20% to avoid mortgage insurance. We'll map the trade-offs to your situation.
A pre-approval can often be ready within a couple of business days once I have your documents. Full approval timing depends on the lender and property, and I keep you updated at every step.
